Start with the symptoms and operating records
Low airflow, unwanted noise, odours or repeated faults can have different causes. We record when the problem occurs, which rooms are affected and whether the building use has changed. Equipment labels, earlier commissioning records and maintenance history help establish the intended duty. Our investigation then follows the complete system rather than replacing a component based only on the first visible symptom.
Filters, fans, coils and drains
We check filter condition and pressure loss, fan cleanliness, drive components where fitted, bearings, electrical connections and accessible dampers. Air-handling equipment may also require coil and condensate-drain checks. Dirty filters can reduce airflow, but they are not the only cause: duct restrictions, closed dampers and control settings also matter. Cleaning methods and replacement parts must be suitable for the manufacturer’s instructions and the installed application.
Different systems need different maintenance scopes
Kitchen extract requires attention to grease deposits, treatment stages and duct-cleaning access. Industrial extraction depends on the collected material and safe handling requirements. Smoke-control maintenance includes agreed functional interfaces, alarms and damper operation, with isolations and reinstatement managed by the responsible teams. These systems cannot share a single generic checklist simply because each contains a fan.
Confirm the improvement with measurements
After repair or adjustment, we compare the relevant airflow, pressure, noise observations and control response with the agreed target. A maintenance record identifies completed work, remaining defects and any recommended design review. If occupancy or production has increased, servicing alone may not make the existing system adequate. Frequently asked questions
Is there one maintenance interval for every system?
No. Manufacturer instructions, operating hours, contamination, criticality and site experience guide the schedule. Commercial-kitchen and process-extract duties can differ substantially from office ventilation.
Will cleaning always solve low airflow?
Cleaning may help, but low airflow can also result from inadequate fan duty, closed dampers, duct changes or incorrect controls. We investigate the cause and verify the result with appropriate measurements.
